The City of Lloydminster is looking for an experienced leader with business and financial acumen for our Land Division. Your expertise in the planning, operation, and management of land development, sales and marketing is key. You are skilled at building partnerships and will use your passion for innovation to engage a team in creating change and maximizing systems and operational efficiencies to ensure a responsive service to the public, partners, and other City Departments.
 
Reporting to the Director, Planning & Engineering, the Business Development Manager is responsible for the leadership and management of municipal land related functions including sale of residential, commercial and industrial lands, acquisitions of land and leasing. Your insight into current social, political and economic trends related to land, stakeholders, and municipal government will allow you to succeed in this role.
 
Integrity, passion, and in person presentation skills are essential for this role. With these skills you will:
 
  • Build and foster a network of referrals to create new opportunities for revenue growth
  • Maintain a high level of service to existing customers; manage the customer relationship from contract execution through delivery to after sales service ensuring that their needs have been met
  • Provides management direction to employees by planning, assigning, and supervising work
  • Exceptional written, verbal communication and presentation skills.
  • Motivate and guide to ensure high quality solution focused communication is maintained; develop business strategies and coordinate internal teams
  • Create and develop a sales strategy, identify the risks and profit potential, ensuring smooth communication of customer needs and expectations between the business and the client
  • Ensure liaison with internal stakeholders as appropriate in relation to proposals, projects, legal, financial, tax, or other issues
  • Develop and maintain relationships with key accounts, key contacts, and other essential people at various client organizations, while building a clear understanding of their business needs in the short and long term. Focus efforts to obtain new work and generation of new enquiries for the business
  • Develop and implement a marketing strategy
  • Assists in the negotiation, preparation and administration of client contracts
  • Actively seeks to develop long-term repeatable business relationships with existing and new clients with alignment to the long term strategy of the business
  • Direct development and implementation of consistent processes, standards and measurements
  • Develop and manage the divisions annual budget, approve expenditures and manage procurement and contract management requirements
  • Enable the business to develop capability and strategic leverage for future projects by providing the management team with current market information and future industry trends
 
Qualifications:
  • University degree in Business, Public Administration, Urban Planning or an equivalent. A combination of education and experience will be considered;
  • Minimum 10 years of business development or sales & marketing experience is required
  • Has exceptional business writing, communication, and presentation skills; uses a clear, concise and positive style; builds trust through presenting ideas clearly and effectively listening to others
  • Possesses solid business acumen with industry knowledge
  • Has a combination of strategic business sense with proven ability to influence
  • Demonstrated relationship building skills with focus on achieving both department and corporate goals and objectives
  • Managerial experience is required to provide leadership and direction to Land Development partners, while managing a professional consultant team and ensuring stakeholders, government and other regulatory agency relationships are maintained.
  • Has experience in financial management, such as budget planning and forecasting
  • Proven understanding of real estate sales practices and processes is a must
  • Shows a team player attitude, creates a working environment conductive to team achievement, productivity and professionalism with partners and colleagues
  • Is proficient in Microsoft Word, Excel, and Outlook
  • Ability to self-motivate to meet deadlines while managing changing priorities
  • Extensive negotiation experience is required
